How the rate works

It is progressive, not a cliff. Every month starts fresh: the first €1,500 you capture is charged at 7.5%, everything above it at 3.5%. A booking that crosses the line is split between the two.

Volume is what you actually capture across all your units in a calendar month, Lisbon time. The municipal tourist tax and damage deposits never count towards it and are never commissioned.

Do you charge commission on direct bookings?
A success fee on the bookings your page converts, never OTA commission: 7.5% on the first €1,500 you capture in a month, then 3.5% on everything above it. Card processing is included and the municipal tourist tax is never commissioned. Nothing is due for a booking that never gets collected: no monthly charge, no listing charge.
What exactly is Connected?
The guest experience we run at our own places, installed in yours: a customized guest portal, home automation (Shelly and similar), and access that follows each stay. Codes arrive with the booking and expire at checkout. We visit, quote the installation, and add €49 per unit per month for upkeep and a direct support line.
Can I use my own domain?
Yes: your booking page lives on your own domain with your brand; Capicora stays a quiet line in the footer. We set the domain up with you.
Will this double-book me against Booking.com or Airbnb?
No. Your Capicora calendar syncs with the OTAs over iCal in both directions: dates sold on Booking.com or Airbnb close your booking page, and your direct bookings close theirs.
How do damage deposits work?
Automatically. You set an amount; the hold is placed on the guest's card around the stay, released unless there's damage, and captured amounts pass to you in full. We never take a fee on deposits.
How do I start?
Talk to us and we set up your page together. Or, for Connected, we visit your place and quote the installation. There's nothing to subscribe to: Direct bills only when a booking is collected.
What does "Powered by Capicora" mean?
A quiet line in your page's footer linking to us. The platform stays out of your brand everywhere else. It's how other hosts find Capicora.
Is anything held back on the cheaper plan?
No. Every software feature above ships on both plans. Connected is not a bigger subscription, it is an installation in your place. What it adds is hardware we fit and integrate, the access that follows each stay, and a direct line to us.
Can I use Google Analytics or a Meta Pixel?
Yes, on your own domain. Connect it under Visitors in your console: your guests are asked first, and our own counter keeps working without it.
